  Yes, the buffet breakfast is included in the price.
• Can we settle the bill on arrival?
  Yes.
• Which languages are spoken at the reception?
  Italian, English, German, French.
• How many floors are there in the building and do you have an elevator (lift) in the building?
  max. 2 floors. No elevator.
• Are there quiet, private, romantic rooms?
  Very romantic, very quiet.
• Do the rooms/apartments have a terrace/courtyard?
  Some rooms have a terrace or garden.
• Do the rooms/apartments have a balcony?
  Some rooms have a balcony
  
• Do you have non smoking rooms/apartments?
  No, we don't have non-smoking rooms, but we will make sure that on request the rooms will be well aired.
• Is there a TV in the rooms/apartments? Are there international channels (satellite or cable TV)?
  All rooms are provided with satellite TV.
• Is there a telephone with direct dialling in the rooms/apartments?
  All rooms are provided with direct telephone.
• Is there air conditioning in the rooms/apartments? Is there any extra charge for this? Is it seasonal?
  All rooms are provided with air conditioning system and is free of charge.
• Do you have an Internet/E-Mail point in the Property?
  no we haven't.
• Is there a swimming pool? When is it open?
  We have an outside swimming pool.
• Is parking or garage available?
  Parking free of charge is available on the property.
• Where can we rent a car?
  In Follonica, Punta Ala, Grosseto and at every airport.
• Are there grocery stores or supermarkets in the surroundings?
  Yes, 5 km away.
• Are there vineyards nearby?
  We are surrounded by vineyards and olive trees.
• How far is Florence, Siena, Pisa from the Property?
  Florence 187 km; Pisa 113 km; Siena 70 km.
• Which is the nearest village or town?
  Massa Marittima is 10 km., Follonica 15 km, Valpiana 2 km.
• Which is the nearest airport?
  Pisa and Florence.
• Do you have a pickup or shuttle service from and to the airport?
  We can arrange for a shuttle service.
• Which is the nearest bus-stop?
  4 km.
• Which is the nearest railway station?
  Follonica.
• Is there a fitness center in the Property (Gym, Jacuzzi, Sauna, Turkish bath...)?
  Four of our suites have a jacuzzi bathtub.

  Very welcome.

  Yes we have our own restaurant.
• Can I connect my modem so that I can surf the Internet from my room/apartment?
