Had difficulty finding the property once we left the main road. The map of Tuscany we had wasn't detailed enough.

The grounds were beautiful and better than I expected. The only complaint I have is with the standard and layout of the apartment.We had a two bedroomed apartment but the balcony was off the main bedroom instead of the kitchen. There was not enough privacy on the balcony. We could hear the people next to us very clearly. There was a perspex glass wall for privacy but it wasn't sufficient. In the twin bedroom there were no shelves to put clothes on and the wardrobe was stuck behind a bed. We had to leave the children's clothes in the suitcase. Also, the lighting at night was too dim in all the rooms. Kitchen badly designed although well equipped.The storage shelf in the door of the fridge was broken.Bathroom fine. Other than the apartment itself I thought the place was just lovely; beautuful grounds,gardens and swimming pool area, spectacular views.

It is stated on the website that there are fitness facilities, gym etc. There is no gym, sauna or steamroom. Also, on the website it states that there is no internet connection available. There is internet connection available at reception for a small fee.
The property is very suitable and safe for young children; lots of play areas and they can wander around safely. Also they have a great barbeque/pizza night on Thursdays where they cook pizzas in a big outdoor oven and grill meats; live music, wine included. Great food and good fun. Would recommend it.

Beautiful, peaceful, rural setting. Would visit again. Great proximity to Florence and other cities. Friendly, helpful staff.
Loved the place despite the apartment not being great. Great for young children.

Lovely place great atmosphere with good facilities. Restaraunt menu although good was the same for lunch and dinner most days so a tad dissapointing.

Unfortunately the appartment was not ready for us but I feel that this was due more to the state it was left in than the fault of the Staff. They prepared it well for us.

This is the second time that we have stayed at Usignoli and we were yet again very pleased with our holiday and the standards they keep.The apartment this time was more spacious than our previous one.

The outdoor evenings that they put on are superb, their pizza evening was excellent and it is wonderful to see that they all take such a pride in their job.
We were not as impressed with their wine tasting menu.

We would have no hesitation in staying here again and in fact we are almost certainly going to book it again. For those who know us it is unheard of us to return to a holiday destination once let alone contemplate returning a third time.
We would recomend it to anyone.

We loved our stay at the Fattoria degli Usignoli, the setting was wonderful. It was completely 'TUSCANY'. It was very clean and the grounds were metiulously kept. Restaurant was very good and the staff was excellent...I have nothing bad to say about your hotel...I hope to return next year! (Mario, was very kind and helpful!)

A tasteful conversion of a old fattoria buildings into pleasant self-catering accomodation with great views. Characterful retaurant in the old cellars. Good facilitires for kids.

ON the web-site it's mentionned that there's a riding school on the property. When arriving to the hotel, I asked some questions regarding the riding school and the information they could give me was fairly poor.
I think there should be some further information to reed in the rooms. For example the dinner menu, info regarding the riding-school, the tennis, the pools etc.

As i understood it from the signs on the property etc the pool next to the hotelpart was mainly for the guests staying at the hotel. During our stay a bunch of Dannish kids were completely destroying the beauty of the pool. These families were staying in the apartments and not in the hotel. They were playing, diving and jumping very loudly too and the water was coming over the edges and destroyed a book for me, for example. Also at night-time when we were sitting on our balcony, enjoying the beautiful view and watching the romantic sunset, these kids were running all over the property, screaming and completely destroying a night that could have been amazing!
At least when it comes to the pool, I think some one should keep an eye on it, to prevent these things from happening.

rooms are not airconditioned - miserable in very hot weather.
The food was also marginal and way overpriced, except for the outdoor 'pizza party' which wes good.

Be prepared for a lot of bugs, flies and moskitos.
The pool is WAY TOO COLD, although outside temperature was 27-30 Celsius, pool was so cold that NO ONE swam in it during the entire stay. That is not what we expected.

Wonderful place to stay if you do not mind that motorway is 20 min drive through tiny mountain roads. The place is so picturesque and well kept that it is even more beautiful than the world famous towns in Tuscany.

The appartments were nice but too small,particulary the living accomodation and the kitchen which was really only a kitchenette.

Written directions would have been helpful as the roads have many curves and in the town of Reggello it was not clear which way to go.

Really excellent restaurant with reasonable prices for the area. An incredibly relaxing ambience. Staff helped arrange tickets for Uffizzi in Florence and . . . helped with managing a mechanical problem with the car of a visiting cousin in the middle of the night.

We would have liked some information on activities in Usignoli and the area e.g. on tennis, horseriding, the restaurant etc. as is normally provided in hotels/self catering. We had to look for all information from reception, none was offered or availabile in our room. However when we sought information the staff were very helpful.

We had a fantasic stay and the grounds and view from our balcony were beautiful. We have 2 small children and it was perfect for them. The staff were very friendly especially to the children. The restaurant was very nice and again they were very accomodating to the children.
We had some small issues with the rooms but these were minor (under the beds dusty, no couch/armchair to sit on, limited cleanding facilities provided)

We were waiting for more animation during the day and the evening even more with teen agers. Activities are little confidential and the Meridiana should be a better meetting point. But the stay was globally very pleasant in a very nice place and garden.

we have two small children and found the pool fascilities and staff at the Fattoria degli Usignoli made our holiday very enjoyable. One critisum would be the kitchen. Just two electric rings to cook on isn't enough. No oven or dish washer. We had these kitchen appliances at other tuscan apartments we stayed at.

Restaurant had a very limited a la carte menu.
Would not consider it to be 4* standard. Disappointed that it was typical hotel food which didnt offer many regional italian dishes.
With a young child we had hoped to eat in restaurant at night for convience but went elsewhere on 3 occasions out of 7.

Excellent facilities for children - except food. Beautiful panoramic setting. Close to Florence. Apartments clean, well equipped & spacious.
Wouldnt recommend to adults without children due to restaurant choice - se above.

On arrival we were showen our apartment. I was sure that in the original search for the property on the Tuscany.net site I ticked air-conditioning as a requirement. The property did not have air-conditioning, this was disappointing as we were travelling with a 2 month old baby. However, the staff were very helpful and switched us to a cooler apartment and provided a fan.

This hotel operates as a 'Country club' so you get a fridge in your room but it is not stocked like a mini bar. Therefore helpful to take your own drinks etc.
It is situated on the side of a very steep hill and roads are small and very windy. Therefore the map is difficult to read. Road maps of the area do not show all the turnings.
Accomocation was excellent, large room well designed and pleasant.

One day the cleaners forgot to clean our room.

Driving to and from was difficult because of country roads.
