Independent stone house over three levels:
Ground floor: Kitchen with table, dining room with table for 8 people, living room with sofa and satellite television , two double bedrooms, bathroom with shower.
- First Floor: (garden level) living room, dressing room, bathroom and private panoramic terrace. |
 - Second Floor: Accessible either by external or internal staircase, double bedroom and twin bedroom both with private bathroom with shower. The furniture and the colour of the interior walls of the villa are designed for guests to spend a relaxed and care-free holiday. All room walls are painted in bright colours ranging from orange to ochre yellow to convey to guests even on rainy days the glee of the Tuscan country-side. |
 All rooms are furnished with traditional Tuscan-style furniture; the garden is furnished with wrought-iron chairs and terracotta vases; all this to let you completely soak in the Tuscan life-style and make your holiday unforgettable.

Independent stone house over two levels:
On the ground floor: Living room with fireplace, sofa and table for 8 people. Master bedroom with bathroom; kitchen area with table for 8 people and fireplace, terrace with table garden.
- First floor: 3 double bedrooms with private bathroom. Both the interior and exterior appearance of Villa Gioia are extremely smart; the villa can accommodate up to 8 people. |
 - Ground floor: the entrance door opens onto a magnificent 120 mē room furnished with couches and sofas and equipped with a perfectly working open-fireplace. A large French door leads from the large room onto the garden. Also on the ground floor is the kitchen fully furnished with wood pieces and decorated with hand-painted majolica and cotto tiles. In the kitchen a superb open-fireplace allows guests to grill steaks and sausages. Climbing to the first floor you will enter the sleeping area. The area is made warm and comfortable by hardwood flooring. All rooms are real suites furnished with superb pieces from the 1930s and equipped with spacious built-in wardrobes and bathrooms with shower. |
 Great attention was paid to detail from the colour of bathroom tiles matching the shades of the bedroom walls to curtains and bedspreads.
From the blue and the green room guests will be able to enjoy a stunning view over Cortona and the Valdichiana, whilst the windows of the pink suite look out over beautiful Lucignano.
