Quietness was the only problem, for reasons not always within the guesthouse's control. The neighbouring building site was very noisy from around 8am during the working week although steps had been taken to deal with this & it didn't affect nights. A second room facing out to the bar was subject to noise from the bakers from about 3am! We worked around it but a little more quietness would have been good.

Clean, pleasant & with all the facilities one would require; fairly quiet; a straightforward walk into Lucca [although not a short one!]. Very helpful staff; suburban location.
