 The residence and the hotel have the same name in fact they are located in the same complex at little steps of distance and then they share their cantral services which are:
-The restaurant with covered panoramic terrace;
-Two swimming pool, a big one (25x12 mt) and one for child, open 15 may - 15 September;
-The meeting room, 100 seats blackboard, slide projector, PC with Internet access.
Moreover, we have a sauna, booking required; a gymnasium, open between 9am and 10pm; archery; mountain bikes are available for guests to make trips in the area; amusement park for child; bocce; volley ball; American Bar; a centralized safe for the protection of your valuables. |

| Facilities Outside the Estate |
 In addition we can organize selected activities outside the hotel complex. These include:
- hiking, the hotel is close to the very interesting hiking trails maintained by the Roccastrada town council;
- fishing, organized fishing trip in one of our rivers, lakes or the sea;
- hunting, we can organize an excursion for you in one of the rich private game reserves that are located a few kilometers from the hotel;
- horseback riding for experienced riders, these must be booked 24 hours in advance, starting from Civitella Marittima;
- tennis, on booking, in the near facility.
Finally we organize even: guided tours in little farms to taste wine, cheese and oil or a trip to discover mineralogical aspect in Val di Farma, these must be booked at least two days in advance; ceramic courses; tuscany cooking courses; laundry external service, guaranteed 24 hour return; fitness and massages sessions in a nearby thermal baths complex. This also offers curative, beauty and anti-stress treatments. Special price to rent a car.
