It was an amazing property and Karin, the owner, was super friendly, kind and so helpful. She recommended and made reservations for us and the next day gave us driving directions to get the most out of the area. Our only complaint was the bed. We sleep on a hard mattress at home, but this was the worst. It was hard and lumpy and uncomfortable. We only stayed one night and would not have been able to stay a second in that bed.

As stated ablove, our bed was not comfortable at all. The room was amazing and the bed looked so inviting, but it was not comfortable.

A wonderful and breath-takingly beautiful place. Great location and wonderful service. Breakfast was wonderul. The only thing is that I would tell my friends to bring an air mattress to put over the existing bed.

The owner came with his car to meet us at
the main square in Montepulciano and to
direct us to the Fattoria.
He was very welcoming, as was his wife.

was a very welcome and refreshing change
from the usual 'hotel' experience. The
owners were delightful and the effort and
energies they have put into the property
have made it a unique and truly beautiful
place to stay. We felt utterly spoilt!

I cannot recommend this higly enough. The
facilites were perfect and beautifully
designed - much thought and energy has
gone into making it so beautiful and
peaceful. The setting and location could
not be beaten. The owners are wonderfully
welcoming and accomodating. I didn't want
to leave!

we felt so at home. the accomodations far exceeded our expectations. the breakfast each morning was excellent and the calm, comfortable attmosphere was very enjoyable. the family was a delight and we would definitely go back given the opportunity. we appreciated their desire and commitment to protect the environment and would encourgae anyone to stay here while visiting Montepulciano and the surrounding area.

very large, beamed ceiling rooms with the most wonderful beds! great view of Montepulciano from the room along with the georgeous country side. close enough to walk into the town. excellent breakfast with a touch of class! We loved it here.

As soon as we pulled up Karin, the owner, came out to greet us. She gave us an extremely warm welcome and was very friendly and helpful.

It was a lovely, quaint farmhourse just outside of Montepulciano (about a 10 minute walk). The views of the small city were great (especially at sunset). The rooms were spacious and clean and the owners could not have been nicer. They were genuine, friendly and very welcoming. I can't wait to go back!

We had a wonderful stay at the Fattoria. The room was huge and we enjoyed the modern touches in the decor. The owners were always helpful with recommendations for restaurants, vineyards and sightseeing. We were allowed to use the kitchen and enjoyed cooking our own dinner. Everything was very clean and comfortable. They should advertize they use environmentally sensitive and energy consious construction. We admired their use of solar energy and the natural swimming pool. We had the best breakfasts in Italy at the Fattoria.

We were a bit nervous about the severe cancelation policy and almost delayed making the booking. But the booking arrangements went very well and we were glad we heard quickly from the owner, rather than the booking agency. Sometimes all the messages about pasting the long tracking number into a message was a bit confusing.

We couldn't find the Fattoria, and stopped at another hotel at teh wrong end of town and called for better instructions. Teh owner drove out to meet us and had us follow him all the way back to be sure we would not get lost. We were extremely grateful.

It was perfectly located. Close enough to the town to feel comfortable going out in the evening, yet you felt you were in the country. Not isolated as many agrotourism can be. It was so cheerful and charming. The owners were ideal hosts - helpful when needed yet gave us a real sense of privacy. You could tell they cared very much about every detail of the rooms and the meals.

Delightful and worthy of a multi-day stay. Avail yourself of the cooking class if possible - it was a wonderful experience. The hosts treated us like friends, not customers.

We loved our stay at Fattoria San Martino. The Owners and staff were so friendly and helpful and the grounds are so beautiful and peaceful. We can't wait to return for another stay.

The swimming pool is more of a wild pond. Not really swimable but very inviting to sit around, relax and watch the frogs.

Fattoria San Martino was an absolutely idyllic place to stay. I felt that I was stepping into the pages of Elle Decoration magazine, with stylish attention to detail in the rooms and throughout. The owner was incredibly hospitable, providing refreshments on arrival, arranging transport for our evening out, and laying on a beautifully presented, imaginative, tasty breakfast to see us on our way. Also appreciated the local knowledge and produce available. I would recommend this place highly to anyone interested in unwinding in tuscany.

A bit complex to get there, better driving instructions desired. One should mention that the accommodations are super nice, superbly designed, all sheets, blankets, etc. all of natural materials, even soaps, etc. Owner prepares most of what you eat.

We made a mistake in booking our reservation that caused them trouble but they did not mind and they were very considerate and understanding of our mistake, even though it cost them a night's booking.

The family that runs Fattoria San Martino is so nice and the place is wonderful. We almost want to keep it as a secret because it is so peaceful, but that wouldn't be fair. It was a highlight of our honeymoon.

They were acccomodating to special requests, and could not have been nicer.

I was picturing walking into Montepulciano which would not have been possible.
Also, I thought we would see the olive oil operation. There was no evidence of it until we were paying our bill. There were bottles on display in a little room that we had not been in earlier. The couple was very nice, but very busy without much time to chat or advise on travel planning, etc.

Host was not aware that we were checking out. She thought that we were staying longer. She accepted our plans without hesitation and didn't bother looking at our voucher. I thought it was a bit pricy.

One thing...there did not seem to be a good way to modify the reservation between the time I made the reservation request and the time I actually booked. We wanted to drop a day, and had to make a whole new request to do that. Other than that, very good.

this is a lovely place which deserves much success. we cannot believe what Karin and Antonio have accomplished in 5 years! They deserve even more recognition for the fact that it is a biodynamic/green operation. my father in law loved it!

We stuggled to find Fattoria San Martino. There were no signs to direct us to the Fattoria - we did however found he place using the directions by train and asking one of the locals where it is.

Excellent!! This is a beautiful place. The rooms are beautifully decorated and are very spacious. Very clean and so much better than a hotel room. Beautiful views - lots of windows. Staff was very kind and helpful too. Had lovely organic breakfasts in a beautiful breakfast room.

We arrived late at night therefor there was nobody to meet us. The key and a note werre left out for us which was very kind. THe only problem I had was that I tried to call the house all day and there was no reply.
