It is a very kind, typical Tuscan style, old hotel, we enjoyed staying in San Frediano. The reception was polite, the room was clear, kind, the cakes and drinks was fine in the morning. I recommend it for my friends visiting Tuscany

There is a very nicely decorated common area on the second floor where one can have a cup of coffee.
The double rooms with private bathrooms (and perhaps other rooms as well) have air conditioners - which was a very welcome sight in the heat of August! ... A personal, lovely and charming place to stay in the heart of a beautiful city for a reasonable amount of money.

Easy to find. Warm welcome given to us, which was much needed after an early flight out to italy.
Although room not ready was able to wait and leave baggage. ... The bed & breakfasr exceeded expectations. It was located in a perfect place to explore Lucca. The rooms were delightful, clean and welcoming. Our stay was wonderful and will always remain in our hearts. We would highly recommend the Rossa room. ... Wonderful place to stay. Real value for monney and home from home. The Rossa bedroom was delightful and exceeded expectations. We were sad to leave and to return home.

We arrived well before the normal check- in time, however the room was available for our one night stay. ... A very plesant stay. It would have been ideal for a longer stay if that had been our intention. ... An ideal place to stay in Lucca.

The shower was dirty and in a poor condition. The rooms were adequate but not very inviting or comfortable. ... The accommodation was very basic and not a pleasant experience. We could not wait to leave having only stayed one night.

We flew into Pisa and had pre arranged a pickup. We were met and taken straight to our hotel. It was uncomplicated and smooth. ... We were delighted with our choice of guest house. My only comment would be that the breakfast tray could do with a piece of fruit and less sweet cakes. The sitting area upstairs is very welcoming and relaxing. The location of the guest house is perfect. ... I think it would be a good idea to stress that there are no staff available after 7pm. I am not sure what happens to late arrivals. We arrived just before 7 and got a very nice welcome. ... This has been written by Barbara Lemetti: San Frediano Guest House is the perfect location for your stay in Lucca. The rooms are clean and adequate. The Guest House has a sitting room that is welcoming and relaxing for a quiet read or chat with other hotel guests. The staff are friendly and helpful. The breakfast tray provided is a bit on the heavy side with only sweet cakes on offer so take some fruit into the room with you incase you get hungry. The coffee provided on your tray is delicious and there is always plenty of cold water to drink. I reccommend San Frediano as good value and an excellent place to stay. We will go back.

We arrived later than expected, due to traffic from Florence. We phoned to tell them we would be late and the receptionist was nice enough to wait for us, even on a Friday night! Thank you!! ... Everything about our stay was perfect. We wished that we had booked more than one night at San Frediano Guest House. We would recommend it to anyone staying in Lucca. ... Positive: They provided a fan in the room ... This charming hotel has a great location, inside the walls of Lucca on a quiet,narrow side-street. The staff is friendly and helpful. The rooms were clean and spacious, as was the bathroom (we used the shared-bathroom at the end of the hall). We wished we had stayed more than only one night here.

Some people are under the impression that this is a 'Bed and Breakfast.' In reality, especially for those who aren't used to an 'Italian' breakfast, there is no breakfast aside from boiled water to make coffee and a packaged croissant. Luckily I read about this on another web site before we went, so I was not surprised. But some people might be very disappointed if they think they are going to get a real breakfast. ... Simple, clean, good location, friendly and helpful staff.

Perhaps put the map/directions in the confirmation email because that is the most likely part that you will print out and have with you when you travel. We ended up having to go to information in the town to find out where it was becasue we didn't have directions with us just the confirmation email. ... It was a very nice place to stay but I was under the impression that it was a bed AND breakfast and the provision of tea and coffee and stale bread is not what I call breakfast. I would merely say that tea and coffee is provided in the rooms and not mislead customers into thinking breakfast is provided because it certainly isn't. ... I would say we had a really nice room with a very pretty view from our room. I would say that we didn't get breakfast but that other than that it was the perfect place to stay in Lucca.

The dirctions are somewhat confusing due to the narrowness of the streets, making it difficult to keep your bearings. It is a long walk with two bags!!!! ... The use of shared bathrooms was not clear enough. It was a shock on arrival, but we were lucky and the hotel was not busy. ... It should be mentiond that the stores in Lucca close during several hours of the day, along with some of the tourist sites. Your daily plans must accomodate this. ... Clean, economical and centrally located if you don;t mind sharing a bathroom.

For the first time ever we have been disappointed with the standard of accommodation booked. Outside the hotel was extremely noisy and the noise went on throughout the night: the restaurant below was noisy until 1 to 2 am, and people were walking up and down the road outside all night. We felt the 'breakfast' description was misleading: we thought we were receiving a full continental breakfast when, in fact it was just a small bottle of a dubious coloured juice between two people and a pre-packed small pastry each,all of which was left on a tray in the room. ... We left early in the morning before any staff had arrived therefore did not see anybody. However, we had settled our account the previous night and arranged where to leave the keys to the room and front door. ... Breakfast and afternoon tea is an incorrect description. I think the web site would be better worded to say that the accommodation is 'room only, with tea and coffee making facilities available in the room'. ... I am sorry, but I would not recommend this accommodation to a friend.

We were not aware of the recpetion being closed until three. It was fine as we were close to three but I had emailed to say we would arrive at two. ... We would have liked a proper breakfast, even in form of a voucher for another restaurant as i could see they couldnt accommodate breakfast due to space. I know alot of B&Bs in Itlay advertise breakfast and then give you the packaged croissant but this does not generaly meet the expectation of a British traveller. so a proper breakfast provision would have been nicer. ... There was no shower fixed on the wall so you had to hold it to shower. This should be remedied or mentioned
