The check in process was very smooth and within a couple of minutes we were in our apartment. ... The property is much better than how it looks on the web site. The location is excellent - wonderful view and peaceful - yet only 10 minutes away from a supermarket. Major attractions, such as Siena and Firenze, are also easily accessible by car.
Furthermore, the lawns are watered daily - thus all the property is green even in July! ... All floors are accessible by a large lift. ... The accommodation makes or breaks a holiday. Villa San Filippo really made our holiday a wonderful experience. It is in a peacuful setting, yet close to beautiful places of interest and to supermarkets. The owners spared no attention to detail when doing up the property and are committed to delivering a good service to their customers. The design of the pools is one aspect. There is a large children's pool, a shallow adults' pool and a deep adults' pool - all of which have been designed with the swimmers in mind. My daughter enjoyed the children's pool, and that made her holiday!

I would stay at the same place again in a heart beat, both my wife and I are planning to visit again when we can spend more time. I am tellin all my friends about this jewel we have found. and welcome the chance to tell anyone about it and recomend it to anyone. ... What more can I say, Bravo, too short.... ... The accomidations were excellent, but the view was better! if that was possible.

I found that trying to find the Villa was a bit confusing. I was new to driving in Italy, so that may have played a role. I was pleased with my room. The pictures on the internet do not show how nice the rooms are. They are very large with fantastic views. ... When I go back to Italy, I will plan on staying at the Villa again. The location is excellent for traveling around Tuscany. It was so peaceful and quite.
All the rooms are non smoking and my only complaint I have was that our room was 1 floor above the back patio, which is were the smokers all met, and I had to keep the windows closed since the smoke traveled right up to our room. ... Try the Chianti di Pomine that the Villa sells... what a great wine for such a low cost. Also their Olive Oil is fantastic..
I do not recommend the restaurant downstairs for dinner.. The food was not very good.
I do however recommend the breakfast in the morning. It was fantastic and full of choices.

Maria was very friendly and helpful upon our arrival and during our stay. We loved our room and they were very accomodating. ... We loved every aspect of our stay and hope to come back soon! ... We thought the staff were lovely and the breakfast each morning wonderful. The accommodation was excellent as well. My only fault was that there could be more to do at the villa. For our 3 children there was nothing, great to have bike hire however there was nowhere to ride the bikes except on the road which was dangerous. I honestly believe with more activities on offer the place would be alot more attractive. Also great to have a DVD player however most people (like ourselves) didn't bring any to play so a stock of DVD's would be good. The playstation was excellent to have and saved us with our 3 teenagers. Also another recommendation would be to advise all guests that car hire is essential. We were caught out by having to get taxis on a Sunday into the nearest town. Again a shuttle into the village would be very helpful even if it was only once or twice a day. Thanks again for a lovely stay.

The staff of San Fillipo was speaking English much better than most Italians. ... Normally we get a private terrace or balcony when we book a appartment. In San Filippo there was no private terrace or balcony. But it also was not mentioned in the accomondations on the site. ... It might be stated more clearly that the rooms and appartments do not have a private terrace or balcony. ... A very luxury, friendly and quiet place to spend your holiday and to relax and chill out. Well located which regard to the most popular places to visit. Good value for money.

I think it would be helpful if the directions to the property mentioned that the turn-off is about 2 km before you reach Barbarino. ... I was pleased to find that bus service to Siena and Florence was very convenient to Villa San Fillipo. ... I would recommend it.

The appartment wasnt ready and we had to wait for a couple of hours - we did survive though! ... We missed a general info sheet about supermarkets in the neighbourhood, info about bike hire, weather forecasts etc etc

fantastic. we arrived at 10.30pm and were provided with a beautiful meal even though the kitchen had closed. ... This property needs a better discription that it has a the moment. it was much better than we could have imagined.excellent staff and management. ... very smooth and friendly. ... After a tiring journey from the UK via motorways,airports & non people it was a pleasure to be greeted with such enthusiasm. ... It was outstanding & could not have wished for better. ... It was simple & efficient. No errors in accounts, credit cards were processed with no difficulty. ... 1.00 Can get a bus direct to Florence. Saves the chaoes of the traffic. 2:00 No direct bus to Siena. Suggest use car to Poggibonsi & bus to Siena. ... A touch of paradise. buitiful views of old Tuscan villages across olive grooves,oak forests & vine. High class building, no cheap fittings, gardens & swimming pools extremely well maintained,real home made Italian food & above all else superb & knowlegable staff who realy made you welcome & cared about guests & San Filippo.

Maria was excellent and let us check in very early. ... The only thing we would have liked for 1 night of our stay, was dinner at the restaurant. They did not serve any dinner because I think they were not full. There was a nice write up about the restaurant and the chef on the website, but it was not open. ... great location in tuscany. There is an outstanding restaurant very close by. ... beautiful

We arrived at 3pm. We were not aware that the hotel managers had a break from 2 - 4pm. The manager was eventually located but we gained the impression that we had interupted her time. If arrivals are not welcome or expected between 2 and 4, then make this clear on the website. ... The facilities and surroundings/location were terrific. Spacious rooms, each room with own a/con. 3 pools to choose from. The place has the feel, though, of a B&B rather than a resort (which it looks like). There was no information in the room about services available at the hotel or local information. We asked for pool towels on the second day, which were hired at a cost per stay. It was only on the third day that we asked about the pool lounge 'mattresses' we'd seen others use - to be told that these, too, could be hired per stay. I would have expected this information to be provided on arrival, rather than rely on us to ask (twice). There was a laundry bag in the room, but no price list. Use of the restaurant services (in the hotel, but separately managed) was not promoted (how did we go about getting a drink at the poolside, when no-one was at the bar?). Breakfast was adequate, although the constant volume of the TV at breakfast seemed unnecessary. The B&B feel of the place was also reflected in additional charges for cleaning the room on departure, using the aircon. These were identified in the web information, but in my view should be included in the aggregate cost to better reflect what you have to pay. This could be a great resort-style location if they smartened up their management and stopped thinking like a B&B ... We wanted to leave before 9 the next morning, so notified the manager the previous day around 6pm, as the reception desk was not officially open until 10. This was apparently a bit inconvenient as she was just leaving, but stayed long enough for us to pay. While outwardly pleasant and courteous, the manager did not seem to be overly concerned about customer service. ... Positive: fabulous views Negative: short on real customer service.
... Great facilities, good rooms, wonderful location, but short on good customer service. Make sure you ask lots of questions about everything we want to know, as unless you ask you won't be told.

What surprised me a bit for a rather expensive complex as San Filippo that they charge additional fees for e.g. the matrasses on the beds near the swimmingpool and antother fee for the towel to lay on top. Another thing which surprised me was the quality of the food. Based on the site we expected to be served excellent tuscany food. Unfortunately this was not the case. The food was I would say rather average and for Tuscany standards below average. Then there was the mosquito issue instead of San Filippo we called it San Mosquito because there were so many of them in your room. It might be an idea to put up a mosquito net. The surroundings were however beautifull. But the overall package was dissapointing after we had high expectations based on the website. ... additional costs for towel and matras for sunbed. no dvd player satelite television kitchen is limited, no equipped for cooking regularily. ... Tuscany is a beautifull place to be but if you would like to feel pampered, welcome and if you would like good Italian food, I would recommend to find another accomodation.

Beautiful, but a bit isolated since you can not walk anywere. Swimming pool and sun deck excellent. Staff very friendly. Beautiful view in all directions. Nice apartments.

Maria was very friendly and helpful. A pure delight to arrive to. The villa was stunning as well. It looked better than we had hoped. ... The property was gorgeous and better than we had expected, but the list of services were not readily available. The bar nor the restaurant were open around the clock, which was one of the main reasons we chose to stay at San Fillipo. The website also eludes to the fact that there is a stocked wine cellar with tastigs that go on, which was not the case while we were there. San Fillipo is a stunning villa and the staff is top notch, speaking a variety of languages and bending over backwards to make guests happy. The quality of the hotel (rooms included) is outstanding, but it is clear that the facility is new and has yet to find its rhythm. We have a very soft spot for San Fillipo as Maria was such a delight and we do look forward to revisiting this magnificent property once it is in full swing and has worked out some of its minor kinks.

no ... Very nice appartements, with lovely view over Toscany (we even could see San Gimignano). We did not like the welcom diner, and so we did not have more diners there.
