The property was close to the Train Station and the staff was very accomadating upon our arrival. ... Staff was very freindly and helpful during our stay. Arranging for dinner at a local restaurant and giving us very helpful tips for some sightseeing day trips I would recommend the Residence Il Patriarca to anyone staying the region as it was a good location to be able to see many other areas of Tuscany. ... Check out was as planned and very easy. We were able to take care of check out the night before we left since we were leaving in the early morning the following day. ... Hot water is an issue for a family of 5, 2 Adults 3 Teenage girls. We ran out of hot water very quickly. ... A very nice private apartment from which one can visit many close and historic towns in the Tuscan Region. This location also has a nice view from the balconies and has many things to offer within walking distance from the property. Bus station about a 20 minute walk making for a good start to any travel day.

English visitors should be advised to take their own kettle.
Quite noisy from traffic and bar across the road.
Street parking (free) available close by ... Great location. Light and airy. Reasonably well equipped with the basics for self catering - take your own kettle!

As to accommodation, in the US when we are told that we only have to bring ourselves and everything else is provided, we expect the minimum cleaning supplies, e.g. soap, trial size shampoo, mouthwash, etc. In our case the airlines lost our luggage for the first three days of our trip and a welcome basket of minimum essentials would have been greatly appreciated in this instance. ... Again, some simply amenities for cleanliness would have been appreciated. We were surprised that there was not one English speaking TV channel...also every 20 minutes the TV turns off for energy saving purposes...the residence's information sheet should point this out to guest. ... Guido was most helpful in getting us ready for the bus to Pisa, pointing out various avenues of transportation and helping us find the information we needed to move to the next leg of our journey. ... as indicated above the site should not indicate that you simply need to check in...the simple necessities of cleanliness will need to be brought with the individual traveler....also there is a washing machine, but no dryer [as we found out this is not the local custom) and because of the humidity, you need to plan on at least a 24 hour period for hanging clothes to dry. ... Architecturally modern, uncomfortable living room furniture, great sea breeze which makes for great sleeping, convenient to everything, wonderful restaurants and nice place to walk on the beach, except when the jelly fish loiter on the beach...the Residence II Patriarca is a clean, comfortable and nice place to stay in Italy while taking day train or bus trips to outlying Tuscan areas and/or the Cinque Terra.
