This was a lovely place to stay and quite convenient to the major museums.The continental breakfasts which were provided were excellent. We only enjoyed dinner at the hotel one night but were dissapointed at the fare, perhaps it was an offnigt, however the wine was good and plentiful - a great bargin. Rome is the home of fine cuisine so we decided to take advantage of our surroundings and dined out from then on.

Even with a map, we found it difficult to find the hotel. Road signs were not very good and as you know the streets are narrow. I belive we got off the wrong exit from the Astrad withich increased our problems ... It is really in a perfect place in the city. Easy to walk to everything. Do you believe the American Cafe had no one that spoke English. You can get lost quickly in Siena. ... A credit card was taken for the reservation but I did not understand that we would have to pay in cash for the actual stay. ... I do not remember if it said that the actual entrance was not on the main street but accessible from an elevator down an alley. There were umbrellas available for us which was nice since it was raining the night we arrived ... I would say that it looked like and office building that was converted to rooms with baths. Comfortable. No amedities except for a reading room that had the breakfast in the am. (but you do not need anything more in Siena)

The staff and manager at Fani-Mignanelli are wonderful. I will definitely go there again! ... This is a must-see palazzo. Wonderful people and comfortable rooms right in the center of Siena.

The entire staff was very nice and VERY helpful. The room was really comfortable and the breakfast was perfect. No matter who was at the front desk, they were always nice to us. ... The location was great, but in a very noisy area. However, the windows were great at blocking out the noise, so we could stay in a great location but still get a good night's sleep. ... A great place to stay in Italy as it was a true Italian hotel.

I had exchanged emails with people of the hotel. We agreed on the precise room which had a nice view over the roofs of Siena. At arrival, everything was like we had agreed. They also presented me the person I had exchanged emails with. ... Very helpful and sympathetic people. Special thanks to the night receptionist, who helped when one of us hurt his leg during a visit in the town. ... as rooms are all different, it should be interesting (like on other hotels on the website) to precise the numbers or the rooms on the pictures. In my case, I had to talk directly to the people to get the double room with the nicest view over Siena. ... Very welcoming and central hotel in a typical Siena palace. They have the 'bed and breakfast' family spirit with all facilities of a very good hotel. Ask for room 21 to get the view of the roofs of Siena and piazza del campo.

I want to make note that this is my second stay at this property and i cannot say enough about how wonderful the staff is. my luggage was lost and they went far above and beyond in helping me retrieve it. but their compassion, sensitivity and hospitatlity are what will make me return there when next I'm in Siena! ... I cannot recall whether or not your website mentions that the entrance is a bit 'blind' and somewhat deceiving. You actually enter the hotel through a large, dark archway near a florist. there is no permanent signage so it could be very easily missed. ... it is a very personal, charming, hidden treasure located perfectly in the heart of old-town Siena. It is not a large, luxurious place, but rather a quaint and intimate place to stay.

The only details I would add is that the people there are wonderful, the location could not have been better, and internet access was not just available - it was free (no where else in my experience). The one change to the description I would make relates to the free parking. yes it is free - on side streets near the fort and a bit of a hike from the hotel if you have luggage.....It is not at the premises as I had thought. Still - a minor inconvenience in light of the great value, service and location! ... I highly recommend it.

The central nature of the location and the old narrow meandering and closed in nature of the streets surrounding it together with the one way system would make clearer directions very difficult. We didnt get there on the first attempt but did make it the next try. In the circumstances the directions were pretty good. ... A warm and homely room with a pleasent B&B feel in an ideal central location with very friendly and helpful staff.

Finding the accommodation with luggage in tow is not a great idea, especially as it was raining when we arrived, so we left the car at the fort free car park and walked, but after the theatre, despite asking a taxi driver how to find the place, we still took a wrong turn very near to the hotel. It would be helpful if the customer was told that the entrance is almost opposite a large gelateria whose name escapes me at the moment. Having found the hotel, we asked reception to call a cab for us and the driver took us back to our car to collect our luggage and return to the hotel. This is a much easier way of finding it. The problem is, there does not appear to be a cab rank at the fort car park. If there was, this would be the ideal way of arriving at the hotel. The accommodation was very good and I will recommend it to anyone wishing to visit Sienna. ... Get a cab from the fort to the hotel. It is much easier than trying to find it on foot, with luggage. ... As you do on the website. A very nice hotel in an excellent central location.

Needs better sign - we drove past and could not recognize it. Found it by walking. Otherwise it was an extremely pleasant visit. ... Met by very friendly and welcoming reception person who gave us information on Siena. ... Very clean and spacious room. Excellent bath room. Breakfast was good and varied and served by friendly staff. It included fruit, yoghurt, salami and ham, tea or coffee, toast, bread, etc. On the first night we left window open and there was noise from the street downstairs. On second night we turned on air-conidtioning and closed the window and had a great sleep. The location of this hotel is excellent, just 2 minutes walk from the Campo in the centre of Siena and directly across the road from Nannini a great coffee shop. The hotel is on the top floor but there is a very good lift. I was most impressed by friendliness of staff and cleanliness of the hotel. ... The receptionist asked if we needed a taxi and called one which arrived immediately. ... We had difficulty finding the correct bus stop at Siena Station where we would get a bus to the centre of the city. It is not directly in front of the hotel, but to the left and across the road as you come out of the station. I think it would be useful to add bus directions from station and nearest bus stop to get off near the hotel. Or maybe explain that you can walk by turning left as you come out of station and it took us about 20 minutes, and we found it easily enough that way. ... Friendly, clean, and excellent location for exploring Siena. I would stay here again.

We were a little concerned about the entry way to the hotel. It wasn't lit very well and look dingy, but once we got to the 5th floor where the actual hotel is located the reception we got was wonderful! They were cheerful, happy to see us, helpful and generally made our stay there very pleasant. ... The street it is located on is very busy (people, not cars) until very late at night. Our room was actually split into two rooms. The primary room was very nice and when the window was closed it blocked out much of the noise, but the second room which had one small bed and the bathroom had a window which did not properly block out the noise when closed. ... The rooms are great. The people there are very friendly and helpful. The entry into the building is not the greatest but once your in the hotel and rooms it is great. We had a wonderful stay in Siena in part due to the wonderful staff and this hotel.

A delightful experience; a fantastic large and comfortable room in a prime location. The staff were helpful and polite. Breakfast was very large and varied for an Italian hotel. ... By Siena standards, the hotel offers excellent value, particularly out of high season.

very friendly & helpful staff - and great restaurant recommendations! ... we had to leave at 6am on a Sunday morning and the staff went well above and beyond the call of duty by getting up early for our check out and even preparing a small breakfast for us too! ... I don't remember seeing any photos of the bathrooms on the website - the one in our room was great and deserves a picture! ... A lovely little hotel right in the heart of Siena. Exceptionally helpful staff, spacious rooms (and bathrooms) with great views. Very clean and good breakfast.

Very welcoming hosts and even carried my wife's suitcase up a flight of stairs for her. ... The hotel was very nice, and the hosts very accommodating, giving us lots of useful information about the region and city. Rooms were very clean and not noisy. The morning staff was extremely efficient in providing breakfast in a very small dining room. They bring guests their choices of breakfast items while simultaneously checking guests out and coordinating their daily outings. ... The location of the hotel is perfect, especially if you do not have a car. It is on the main street of Siena. Even though there is an elevator to the third floor for the hotel, the hotel is on two levels and it is necessary to use a flight of steps from the elevator down to the hotel. Handicapped guests who are not able to use stairs could not stay at the hotel.
There is some street noise from the bar next door, but it was much less distracting than the usual car-related street noise.
The air conditioning was excellent. ... A perfect place for guests who want to stay in the center of town, who many not have a car and want to enjoy the delights of Siena with a convenient home base.

Once we found it, we were greeted by the owner and well taken care of from then on. ... Delightful location in a great location. The only suggestion would be a sign in the bathroom that the string over the shower is not a light or fan, but is for an emergency and automatically calls the front desk. We learned the hard way!! ... The owner was particularily helpful in getting us a cab as we were leaving. It took her several attempts calling for us, but she finally got us one. ... The owner was very helpful in answering all our questions and helping us out. Very nice quiet room. Best selection on TV than any other place we stayed. ... Great place to stay in Sienna. Somewhat hard to find, but once you find it, it is delightful and the location is great! Would defifitely stay there again!

there is a parking garage inside the old city that we were happy to learn of - called Garage Busi. Just FYI. Also there is a weekly market on some of the parking spaces, but the hotel people warned us ahead of it. ... parking garage - very convenient, instead of trying to figure out the public parking. ... right in the middle of the old town, best location, very good rooms, great breakfast, accomodating people

We loved our stay. Our room was spacious, clean and very charming. ... The directions to the property are for people who are driving, we on the other hand arrived by bus and therefore were a little confused by the directions. I think it would be helpful if you included something for people arriving by bus or train. ... An excellent choice, perfectly located in the very heart of Siena, a 10 minute walk from the square where the buses pick up and drop off. The rooms are charming and very tastefully decorated. We loved the wood beamed ceilings, interesting art work, large bathroom and comfortable beds. The staff is extremely accommodating and for those who haven't brushed up on Italian, English is easily spoken. Windows are sound proof. Breakfast is ample, options include fresh fruit, cereal, yogurt and cheese and salami. The location is on the third floor of an historic palace, accessible by elevator or steps. We felt very comfortable there, would highly recommend it, and hope to go back again in the near future.

Very helpful and attentive staff - particularly to our three-year-old daughter. ... For the location and the quality and ambience of the room, it was a very good value. ... The hotel is in the city center (a plus) and is in a limited traffic zone. We arrived at the Piazza Independenza after noting a sign at Via Sapienza or Via delle Terme that hotel guests were allowed access to this limited zone. The hotel is not far but dragging luggage for three people over cobblestone streets is an experience never to be repeated but a funny one at that. The next day we hired a taxi to take us to the Sports Complex parking lot. Much better solution all the way around. ... We enjoyed our stay very much. Centrally located as I had wanted for a quick one night stay in Siena. ... No problem. ... Tell everyone to pack light. We were three persons with 2 small bags each. But, never-the-less, getting everything into the elevator (thank you for the elevator) and in and around the few steps up and few steps down it was a tight squeeze. However, once in - tutto OK. ... Lovely hotel, nice accomodations, elevator and steps, GREAT location, friendly staff, good breakfast, air conditioned. Four big points for me: 200 m from the Campo, elevator, AC, next door to Nannini's (panforte). Exactly what I wanted for a one night layover in Siena.

Given that the hotel is located in the city center, in the middle of a pedestrianized area, I would recommend that the hotel direct people who are driving to a parking lot and then arrange for a taxi to pick them up and take them to the hotel. This is what we did and it saved us many headaches, since the hotel is very hidden away - we would have never found it if we had driven ourselves. ... We thoroughly enjoyed our stay here - the people were very friendly and the rooms beautiful with lovely views....and only steps from Il Campo. I highly recommend this place. ... Quick, easy, and helpful ... The residenza is on the third floor of a building in the pedestrianized area of old Sienna. The signage is very small and there is a florist on the ground floor and it is across the street from a shop called Nanninni...I would recommend that these types of directions be included in the directions to the place. We were lucky, we had an fantastic taxi driver - but others may not be so lucky.... ... Beautiful, friendly, clean, close to all major sites in Sienna. Highly recommend.

We drove into Siena, and found it easier to park near the Fortenza and walk to the hotel which being on the main street was easy to find. The walk was a bit long with all of our stuff, but it seemed tricky to drive much closer. ... Great location in the heart of Siena-and we didn't find it too noisy. Friendly and accomodating staff.

Siena is difficult to get around in because many of the streets are pedestrian only. The day we arrived the usual parking near the hotel was closed. Perhaps a detailed street map posted on the website showing the different parking options would be helpful. Also, we found it most convenient to park and take a taxi to the hotel itself, because we had several heavy suitcases. ... Very nice spacious and clean room. The location of the hotel was unbeatable. The air conditioning worked better than any other place we stayed. ... Perfect. ... Location, location, location. ... I would describe it as a nice quiet, simple place to stay. The rooms were spacious, comfortable and clean and the staff was very friendly and helpful. The staff speaks only limited English, but that didn't pose much of a problem.
