It is not always easy to find someone to welcome on arrival. there are not opening hours on the receptionist door and no explanations on where find the staff when they are not at the reception.

A great site for families who are looking for rest and simple and family life. The swimming pool, restaurant and geographic situation are particular assets.

Very relaxing location in a lovely part of Tuscany just 1hr 15mins by car from Pisa airport, away from the hustle & bustle of Sienna & Florence but close enough to visit should you choose.

Away from the crowd - a most relaxed holiday on a farm with a pool - and the close proximity of great restaurants and sightseeing - a car is a must - no tv or telephone is only a plus - we look forward to going back!

The signs were hard to follow, we missed the sign to turn right just outside Volterra because the sign was _before_ the turn and mounted high, so the car lights didn't illuminate it. Also, if you could publish the exact location in Long/Lat on your web site, it would be easier to use a GPS even if the roads on the map doesn't exist. Or, you could publish a detailed map on your web site. Or both! :-)

Our room (Ortica) had a smell, like from mould. With the fan in the bathroom the smell went away, but the fan made noise.

We had diffulculty locating the property. Signs in Volterra were placed so as to be read from the direction of Siena. Our approach was from Cecina.

At the time of our stay (during the heatwave) temperatures were around 35-38 everyday. The room in which we stayed was very poorly ventilated, even though a fan was provided we could not get relief as there was no provision for cross ventilation in the room.

The meals (evening and breakfast) were very good. Home style cooking with home grown and fresh produce, especially the cheeses.

WE arrived late, 2300 from Pisa, but there were no one to meet us or written instructions for check-in. We did notify in advance our late arrival.

Breakfast was below standards and the dinning help was very rude.

There was no one available for check-out.

It should be noted that the facility is aproximately 2km on a dirt road from the highway.
