It was a fabulous apartment, the only problem being the shower head was broken and it sprayed all over the bathroom when turned on. Apart from that I would definitely stay there again in the future as the location was superb and everything we needed for our holiday ... see above ... We asked to leave our suitcases in reception while we had lunch after checking out and were told this was not possible. This meant I had to make 2 trips to the car of 15 minutes each to take the luggage to it. ... The car parking is poor as it is so far away for transporting your luggage. ... Idylic, perfect for sightseeing.

We were not given a lot of information but the greeting was quite friendly. There should perhaps have been more detailed directions on where to go upon arriving at San Gimignano itself regarding parking etc. ... The apartment was very clean and very private. The only problems were the lack of laundry facilities and there should be more towels provided for people staying for a full week. ... The check out procedure was efficient and friendly. ... There should be some additional information on car parking such as which car park is closest and that it must be paid for privately. ... A quiet peaceful apartment in a beautiful town. A great base for touring Tuscany or just relaxing in San Gimignano itself - especially when the day tourists have gone home.

Parking difficult to find and rather expensive ... The room had two sofa beds, the newest one of which was broken and the older sofa bed extremely uncomfortable. Cooking facilities very limited i.e. only gas hob. Kitchen was made for a dwarf ... location excellent, parking facilities poor - could do with more comfortable sofa bed in the lounge. There is a large garden area, but no seating. ... adequate for short stay in a good location for touring the area and set in a pretty old town, with reasonable amenities

Complimentary bottle of local wine on arrival was a nice surprise ... Detail of the apartment fitout could have been better. For example there was no plug for the kitchen sink, no corkscrew to open our complimentary wine and no wine glasses. ... Definitely should consider.

Reception was not clearly signposted, finding the right bell took awhile. ... Great for a family as all rooms are larger than most apartments experienced throughout Europe. Parking is not provided and can be expensive if public carparks have to be used. ... Excellent accomodation in a fantastic village that can also be used as a base for touring Tuscany . Other villages, Florence and Sienna are all easy drives.

There was the representative waiting for me and explained everything satisfactorily. ... A very good accommodation and at a good location. The street moise was evident and because of the heat, it was necessary to have the windows open, but the noise subsided by midnight. ... I was told to leave the key in the room and we did.

We might have come a bit early and it took a few minutes to find the hosts, but it all worked out. ... The one bed should have been moved into the local museum of torture, but otherwise the spot was good and very well located. ... I think, for those of us who cook, when a kitchen is described as full, it should include an oven. We would have been grateful for this. ... Easy to get in and out of, well located, clean and very Italian....and that is a good thing. We did not want to find an American Disneyland experience, and we didn't.

Very difficult to ever find anyone in attendance in the Office. Very hard to find anyone to make contact with when we finally found the Fatttoria (hard to negotiate a walled city!). Office shut when we arrived mid-afternoon....noone answered knocking on door, for a while noone answered either of the phone numbers on the office door, landline or mobile.....we really wondered what we were going to do, when finally a young boy with fairly broken English came to assist. All a little confusing and overwhelming at the start...but, worth it!....a fantastic place to stay, and we would recommend it. ... Clearer directions as to exactly how to find the building, exactly how to access it temporarily by car, and where to park afterwards. More detail about what to do when the office is unmanned...it seemed most unusual to us. ... A perfect place to stay, have some independence and experience the 'Tuscan' feel...we would really recommend it.

The appartment was excellent but the kitchen does not have enough utensils. eg there was no sharp knife in the kitchen. There were not enough glasses. It only needs the owners to spend about 50 Euro to provide some proper equipment in the kitchen.

Reason for response to number 9 was the fact that there was no proper shower in the main bathroom. Otyherwise the appartment was very good. ... Did not realise that it was on the first floor. Thought it was the ground floor with access to a patio/seating area outside. ... Very convenientlt situated - ideal in fact for access to town. Very clean, spacious. The only issue was the lack of a proper shower, which 4 people had to share.

We had to call for directions when we arrived into town. After getting directions over the phone, we arrived with no problem. ... Floor was a little gritty, needed sweeping. Fireplace needed sweeping. Room was connected by a door to the next apartment. We could hear everything form next door. Small shower. Clean linen. Comfortable bed. Nice steetviews out the windows. Nice, flower filled courtyard. ... We just left key on kitchen table and left. ... Beautiful view outside over courtyard wall. Lovely courtyard. Historic building.

The hotel room was nice, well located and people firnedly but not as clean as i expected it. There was no toilet paper in the bathroom and the water boiler was not working properly. TO make things worse, there was nobody during three days in the desk to help us solving the issues.

Difficult to find especially as we couldn't find anyone who spoke English! Ther is just a small nameplate on a wall. Office was closed on arrival, had to phone - luckily had mobile with us. ... Parking is at a remote public carpark(about 400 metres) which has to be paid for by the hour. ... Could not find anyone for our check out. Waited about an hour. Decided to leave note before going when someone arrived. Our voucher said free bottle of wine included, owner was not keen on this but reluctantly gave us a bottle. ... Difficult to find - maybe map of exact position in old town would help. In January could only find one restaurant open - at the other end of the town. Cost of parking. ... Spacious, reasonable value. Convenient to look round old town. Remote parking. Not many shops/restaurants open.

The map, when printed, was very unclear. ... Very large rooms, great to be within the city walls, but noisy traffic outside.

We found that the appartment was not very clean. There was a lot of dust on furniture etc and the floors were dirty. The glasses and cups in the kitchen had not been washed properly and the hand held shower in the bathroom sprayed water all over the place.

I would recomend the Fattoria to have some more tabels and chairs outside in the garden for the customer to be able to enjoy a meal or a glass off wine. And keep the garden free off cars...I know they are supposed to, but during our stay there were at least 3 or 4 cars cramed in there...
