We had an exceptional stay and plan to return again in the future! The villa was beautiful, clean, and thestaff was incredibly helpful. We really felt at home there. Were were incredibly satisfied beyond our expectations.

I would mention how conveniently close the villa is to other towns like Cortona and Pienza. I would try to show the exceptional views of the valley and the town of Montepulciano. Mention that the property is surrounded by beutiful fruit orchards and amazing sunrises. Mention the convenient grocery store in town (Conad), and the famous Vin Nobile wine Montepulciano is known for. There are SO MANY wonderful things to say! The only negative would be the close proximity to the road - although, it was very quiet at night when we were sleeping.

Excellent value. The property was clean and the staff very friendly and helpful. I would recommend this to everyone. The only negative is that the property is close to a semi-major (two lane) road so you have some road noise but it is not terrible.

I would just add a comment about the reception is located a few meters down the road from the house. We found the house thanks to the signs but we needed to walk through the orchards down to the reception area. Maybe a sign in English at the house gate would be a good suggestion! :)

We had a great time. The rooms were clean, and spacious. The pool was a treat as the weather was very hot.

Wonderful Tuscan Villa situated in an awesome area for exploring the Italian countryside. Our Villa was fabulous. It had a great view, spacious apartments, pool, and private areas for eating outside. Close to many interesting towns to explore! Would recommend this Villa to anyone going to Italy. The owners were very very friendly and it is a great place to bring children.

- The distance from the Basilica San Biagio mentioned in the driving instruction should propably be 1,3 km instead of 13 km.
- Maybe it would be worth mentioning that the reception does not locate in the same building. We drove right away to the Frateria and, luckily, found the receptionist there. There are signs, but not to be found easily. Specially if you arrive from the Rome direction, the recepion is after the main building. Some other quests made the same 'mistake'.

A short list in English about how to get rid of empty bottles and other household 'leftovers' and about the washing machine would have been helpful. - The staff was very helpful and we managed to find out answers with our English-Italian -dictionary.

La Frateria was a very beautiful place but it turned out to be just by the main road to Montepulciano. We didn`t realise the traffic would be so heavy and somewhat disdurbing.
