There is an electronic gate and the bell was covered by a bush. Another guest arrived which gained us access, but it meant Frances hadn't realised we had arrived. ... Frances and Franco were very enthusiastic, the setting was stunning. Rooms a little small, wardeobe was a painted piece of hardboard across a corner with a tiny fridge in. Only niggle was the extra charges, which I would have expected as standard for the price we paid. eg for breakfast Orange Juice 8 euros or you had watery orange squash, towels changed every 3 days -unless you paid extra, air conditioning extra, 10ml of shower gel to last 3 days - left out for maid but not refilled. No milk for tea - we are British!! ... Must do - Late night sit on the terrace decking and watch the fireflies whilst sipping a glass of wine. Only sensible way to get into Siena is by taxi 10-15 euros each way. No access to the gardens, other than at breakfast. ... Nice but not the best value for money in the area. We stayed 8 days in San Giminarno for 1/2 the price, similar facilities, large appartment with breakfast.

Better likely because pictures can not do it justice, and our hosts were fantastic. ... no ... Gorgeous scenery, lovely details everywhere, and such friendly hosts. The pool is the finishing touch.

Both Franco and Francis were at the top of the hill waiting for us on our arrival. They went out of their way to make us feel welcome and our stay enjoyable. ... Francis' Lodge was the highlight of our trip. Franco and Francis could not have been nicer or more helpful - they are wonderful hosts. The lodge is beautiful and the accomodations perfect. We will definately stay there again. ... Without reviewing the web site, the view from the lodge is wonderful. Easy access to Siena. Comfortable rooms. Great breakfast. ... The perfect place for a visit to Tuscany.

The finest accomodations I have ever experienced. ... Frances and Franco are two of the warmest and gracious hosts one could hope to meet. The stay was memorable and they made this trip wonderful. The chestnut honey and pecorino cheese helped too! ... Frances Lodge is the quintessential Tuscany experience. Not only because of its charm and gorgeous views of Sienna, but equally memorable for the grace and charm of the hosts Frances and Franco. I would stay nowhere but there. It is 'The' place to absorb the radiant energy of Tuscany.

We had lost our directions so got very lost in Siena, but Frances helped us out immensely trying to search us out despite the rain, no street lights and mud slides, we found our way to the lodge and were welcomed despite being so late!!! ... With maps in hand for the 'lost Canadians' we were sent on our way with very good directions and pleased to have stayed at the Frances Lodge B&B! ... Gorgeous, spacious - an amazing view with great hosts.

We had wonderful time at France's Lodge. France's and Franco were very nice and helpfull in every respect. They know and love Tuscany and were very helpfull to plan our day's itinerary and dinner reservations. Breakfast was delicious and delightfull with beautiful view. It was a pleasure to stay at France's Lodge. Money well spent!

Franco picked us up from the train station, made us welcome, toured us around his native Siena, and helped us settle into our room after a long travel day. Not only that, he took us back to the train station on the day of our departure, eliminating all extraneous hassle for us. ... Frances and Franco are gracious hosts. The effort they make to assure the comfort and contentedness of their guests is incredible. The property is beautiful; we couldn't have been more pleased.

From helping us with our bags, to providing fresh fruit, juices, and water in our room, the minute we arrived at the Lodge, Franca & Franco were so welcoming. ... We loved the description on the website, and Frances' Lodge was also recommended by friends. Obviously, you can't always capture the beauty of a place like that with on-line pictures, so the actual site was even better than we imagined. ... Franca & Franco make us breakfast at 6 am in the morning before we left for the airport. It was definitely more than we expected! ... We would say that it is beautiful Bed & Breakfast with gorgeous views of Sienna, a convinent location, and a wonderful pool. We would also tell them what great hosts Franco & Franca are, and how they are excellent guides of the area. They always exceeded our expectations in terms of the attention they gave us in helping us with plans, giving us tips on cities we visited, and making us reservations for meals if we needed. We would definitely stay here again the next time we are in Tuscany, and would highly recommend it to anyone we knew that was going!

It wasn't too hard to find except that the directions need to address the first roundabout encountered after exiting the freeway. That is, there are two roundabouts encountered rather than one. We did figure it out eventually, however. ... We loved this place. The hosts are charming, the house is lovely and our room was very clean. ... It is a little bit expensive (maybe it's the dollar/euro exchange rate issue) but we really enjoyed our visit and would stay there again. ... There is a beautiful distant view of Siena's old city from the dining room. Franco makes a superb cappucino. The lodge is located approximately 1.5 miles from Siena's old city. ... A charming, casual home with lovely hosts that make guests feel very welcome and relaxed. The rooms are very clean and the hosts are excellent at giving detailed directions to sights, beautiful country drives, restaurants, etc. They can make arrangements for good tours and restaurants.

The owners greeted us as we drove up and were very friendly. Very pleasant welcome! ... This is a wonderful B&B.....romantic, gorgeous views of both the countryside and Siena, good location and extremely helpful staff! Frances & Franco were great hosts and are very proud of their B&B. We hope to visit again before we move back to the US and would highly recommend it to our friends and family.

We missed our train connection and didn't arrive in Siena until about 8:00 PM. We called Franco and he came to pick us up in about 10 minutes. What could be better? ... We had an incredible stay at France's Lodge. We have and will continue to recommend it to all our friends. The rooms were very comfortable, the breakfast was made to order and fabulous, the pool and surroundings overlooking the hills of Siena were stunning and above all, the hospitality shown by Franco and Francis was the best. We hope to make it back to France's Lodge again someday.

Extremely warm & friendly. Both Francis and Franco welcomed us upon our arrival. ... Wonderful, warm & friendly. Very clean, great swimming pool, fabulous breakfasts, very quiet and relaxing, good location relative to Siena.

Excellent hospitality and attentiveness by the Owners. ... No access to nice gardens or main house for guests except for breakfast. ... No nearby restauants. Going out for dinner requires a late drive to a bus stop, then waiting for a bus, them the bus ride into Siena and walk to a restaraunt; and then waiting for the bus and the bus ride back to your car and then drive to Frances' Lodge. This single factor prevented us from enjoying any dinners out in Siena. ... Very nice place and very hospitable owners; but I wouldn't stay there again because of the hassle to get into Siena for dinner.

Expensive compared to other places we stayed in Italy. Had to leave before breakfast the second morning and was still charged for breakfast although nothing was provided. Posted notes to pay extra for everything from clean towels to the internet. ... Nice view, friendly people but too much money for the room. Hassle to get meals as you have to drive everywhere.

Main problem was that wife misread the map and directed me off at the wrong exit. However, the map could make it clearer that one should take the Siena est exit. ... Beautiful location, great breakfast and extremely gracious hosts.
