Facilities within the Property

 
The house is provided with TV, stereo, washing machine, iron, kettle, toaster, hair dryer, and electric heater for the bathroom and electric fan for the summer. Towels are provided for the bathroom, and kitchen, as well bedroom linen. Both are changed weekly.

The house also has a
small veranda which is ideal for sitting outside or for cooking on the barbeque.
 
Upon arrival, a welcome basket with essential food items and local products.

Free parking is available in the village.

Please note that the village of Civitella Marittima has two small convenience stores but
the nearest supermarkets are in Paganico (8 km away) al well as the nearest cash-dispenser.

Civitella Marittima is located in the Tuscan Upper Maremma, one of the few areas of Italy where nature still reigns. The village is home to 350 residents and offers all essential services. There are 2 banks, one with bank machine/ATM, 2 grocery stores, 2 bakeries, and various other shops (florist, ceramics, tobacconist, etc.). The village also has a post office, pharmacy and clinic. In the village centre there is an excellent restaurant and two bars and less than 2km away there are two other restaurant/pizzerias.

A few steps from the house is a
large public park, perfect for walking the dog or relaxing in the shade of the chestnut trees on one of the numerous benches.

Civitella Marittima is
well connected to the surrounding villages (Roccastrada 13km) and also to Siena and Grosseto: the village is only 1km away from highway SS223 that connects Siena and Florence to Grosseto and the Tyrrhenian coast.

Great cities of art such as Siena and Pienza, archeological parks such as Roselle, Pitigliano, Sovana and Sorano, or the fascinating Tyrrhenian coastal towns of Castiglione della Pescaia, Punt'Ala and Orbetello are all reachable in less than one hour's drive.

Florence, Pisa, Lucca and Rome are all reachable in about 2 hours. The village is well connected by the buses than run along the main Siena-Grosseto line.

ART & CULTURE
For lovers of culture, a visit to the cities of art of the area such as Siena, Florence, Arezzo, Pisa and Lucca is highly recommended.

It is possibile to
visit any of these cities as a day trip, leaving from Casina di Rosa in the morning and returning the same evening, although to fully explore all of the treasures of even one of those cities would require months! Rome is easily reached by car or by train from Grosseto.

To experience the history of the region,
we suggest a visit the the Etruscan-Roman ruins in the archeological parks found in Roselle, Pitigliano, Sorano and Sovana. The Etruscan Necropoli are a treasure of immense value and are to be found only in this area.

Also of interest are the
numerous medieval castles and abbeys in the vicinity such as Abbey of San Lorenzo, San Galgano, Monte Antico, Casenovole, Poggio alle Mura, Pienza, San Gimignano, Volterra, etc.
 
NATURE & SPORT
For nature lovers, the surrounding countryside offers
numerous trails for walks, hikes and mountain biking.

Nearby Monte Amiata features mountain trails and Monte Labro and the Argentario penninsula are home to two of Italy's largest national parks.

Casina di Rosa is an ideal base for those wishing to partake of the excellent hunting in the area. Local game is plentiful and includes wild boar, hare and pheasant. It is also
possible to arrange excursions on horseback with a nearby riding farm.

The Tyrrhenian coast, which annually receives recognition for the quality of the water and its beaches, is only a short distance away. Soak up the sun on the beaches of Alberese, Castiglione della Pescaia, Punt'Ala, Argentario and the islands of Elba and Giglio.

Natural hot springs are nearby and open to the public year round (Petriolo 13km, and Saturnia 20km).

FOOD & DRINK
Tuscany has a long tradition of fine cuisine. Here in the Maremma you can
sample traditional dishes prepared with fresh, quality ingredients. Hunting is very popular in the area and many restaurants offer menus based on local game such as wild boar, pheasant, hare and deer.

For lovers of fine wine,
we recommend a visit to the nearby vinyards of Montalcino, home to the famous Brunello wines, or to Montepulciano (Rosso di Montepulciano), Scansano for its Morellino, San Gimignano and Monteriggioni for the Chianti. Civitella Marittima is located in the Montecucco D.O.C. region. All local restaurants have an extensive wine list.
