The owner Masimo was the ultimate host (and onwer) and nothing was ever too much. I would have no hesitation in recommending his villa.
You should however mention in the notes re the villa that the access road is very narrow and steep and does look a little like a walking track - an inexperienced traveller may think that they have taken a wrong turn. ... see above ... For me and my family (we have two children aged six and seven) that the villa is everything Tuscany - the mountain / rolling hills outlook, the rustic features of the villa, the square pool, the olive grove etc etc. You should mention two very nice resturants also close by.

Beautiful location with outstanding views. Pleasant and comfortable accomadation. Challanging drive up to it and some distance from restaurants. Very peacful location after sight seeing in Lucca.

Very remote and a very difficult drive. Not a lot to do nearby. ... Spectular views of the countryside, hard to get to not much to do in the area but quiet and peaceful.

This was a beautiful property with breathtaking views of the Tuscan hills. Massimo was wonderful, courteous and very helpful. We would love to go back and I recommend this property to all. Great! ... The view of the Tuscan hills was fabulous and he may want to give notice that the location is fairly remote. Not really in Lucca just outside in the hills. But well worth the drive!

We were told breakfast would be available from 8:30 a.m. on, but there was nothing available until after 10 a.m. which threw off our day of sightseeing. ... It was a gorgeous setting--spectacular view. Our host was very charming.

The proprietor met us and was very helpful carrying the luggage up to the bedroom. ... We also had a further night booked for the following week and they put us in another room with better access for my wife who has mobility problems. ... The position of Villa Borbone is beautiful with magnificent views all around. The driveway up to the Villa is to say the least a bit 'hairy'! However, the drive up was worth it when you saw the view on arrivl. ... Wonderful location - clean and well presented. Breakfast was adequate but not exciting.

what a beautiful villa and the location above lucca is extraordinary! the staff was great. the owner arranged a wonderful dinner reservation and took us into the restaurant and made sure we were sat and then was available for pickup later in the evening. the accomodations were just lovely and the pool and other social spaces a bonus!

Massimo greeted us immediately and made us feel welcome. Over our protest, he insisted on carrying our bags to our room. The security code for the gates was explained.
The initial signage on the main road and through the first gate was clear, but the final turn into the main gates was not. It did not say Villa Borbone, but the name of an estate. We sought help from the neighboring house, who told us it happens all the time. the road itself was not a difficult drive at all; in fact, it wound through olive groves and afforded views over the valley. ... Staff at breakfast was courteous and helpful, always ready to refresh the coffee and other continental breakfast offerings. Our room was spacious, with a comfortable bed,good linens and charming furniture. The bathroom was large, and the room itself had a lovely view to the Luccesan hills. The stocked frigo was appreciated. was appreciated ... Villa Borbone is outstanding value for the money. It far exceeded our expectations. The grounds and pool are beautiful, and the view from the terrace is spectacular. It is private yet friendly. We will return and recommend it to others. ... Fantastic view from the terrace. We plan to be in the Lucca area again next year. Which of your other properties would you suggest? ... A gem of a small hotel with a spectacular view and friendly staff.

This was a memorable experience. The keeper of the Villa was kind and generous. He also set us up with a great dinner at Lombardo's restaurant down the road from the Villa. The views are excellent and our stay was great. ... Very smooth and helpful. ... The host is a wonderful man. He was so courteous to us, even considering the language barrie which we both overcame with out limited Italian and his limited English. ... Go for it! You woill not regret it at all.

The only surprise was that the bathroom was 'private' ie. not en-suite which meant crossing the landing. The shower cubicle was very small. We appreciated that there were constraints due to the layout of the house and the need to keep character of the property so were not unduely concerned - perhaps we did not read the information provided properly. We thought the property was very nice indeed and in a beautiful location with fantastic views. The breakfast could be a bit more interesting. Would be nice to have a guests sitting room/lounge for reading /relaxing in cool/wet weather.It would require some rearranging of furniture in what seems to be a second dining room ... Accepts c.cards which is helpful ... Lovely house, fantastic hillside position facing south and west. Fairly challenging drive up to house from road (narrow with hairpin bends - would not want to meet anyone coming the other way) Room spacious and comfortable. But bathroom (shower room) across landing so go prepared!.Heating and a/c in room. Nowhere inside to sit and relax or read but if fine a splendid outside terrace area and a good size pool. Massimo,the owner, speaks very little English but is very hospitable and friendly.

As stated in your comments, the choice at breakfast is rather small and it would be a good idea to give the opportunity to the guests to exclude breakfast and give a lower rate. ... There are now sunloungers at the pool. ... Very remote, but welcoming and a beautyful place to stay.

The hotel is perched on a hill with stunning views of the surrounding countryside.
The drive up to this wonderful vantage point is, however - we thought - quite nerve-racking.
The roads, which barely permit the passage of two cars, slalom up the hillside and although I don't consider myself a remotely nervous driver, my heart was in my mouth a few times.
I was told you do get used to it and I am sure this is true, but I know my Mum and Dad would have been in pieces!
The hotel itself was delightful and the staff charming engaging. The setting was everything we had hoped for and there were two wonderful restaurants locally.
We thought this hotel was reasonably priced and provided us with a suitably Tuscan start to our week away. ... See above!

Very welcoming ... This is a wonderful place to stay. Very good ... Wonderful views ... This was a wonderful remote villa with views for miles. Very relaxing. There are two excellent restaurants about 5 minutes away by car. The access road is very narrow.

The private road leading to the Villa Borbone is difficult to drive up. The car we hired could barely cope with the gradient and there were dangerous potholes in two places. ... Bathroom small, bathroom ventilator with a very ugly noise ... The way up to the villa is not suitable for very low cars like Porsche or similar. We were glad not to have one ;-) The distance to Lucca is not 10 minutes, but at least 20 - but it's worth it. ... Great place high above the hills including a view of about 60 kilometres to the sea coast, very special. Great pool and surroundings, nice rooms. Don't expect too much of the bathrooms.

The driveway is difficult to negotiate the first time. Tight switchbacks and deeply rutted with two big holes. It got easier each time we ascended/descended but is not for the faint of heart. But the views are gorgeous.... ... The setting and views are tremendous, cars were occasionally pulling up and stopping on the road below and near the villa just to sit and admire the views. ... The staff recommended the Lombardo restaurant just down the hill and made a reservation. It was THE best meal of our two weeks in Italy. ... Remote setting, gorgeous views and a bitch of a driveway.

Although the people we dealt with were very nice, our room was in the 'basement'. It was damp and full of spider webs....not what I expected at all. Air conditioning was listed as one of the amenities but it was not available in our room or that of the other couple with whom we were traveling. The other couple also had many spider webs in their too. Towels were not changed everyday.....There were no 'lounge chairs' bye the pool (ones we could lie flat on). Having lounge chairs would have made the pool area nicer. ... Be more detailed about the very winding, narrow road ( with many hair-pin switch-backs)up to the villa. It is located about 25 minutes from Lucca, rather than a short distance.
