important to follow the instructions given and to make the phone call 15 minutes before arriving so that you can be met at the B&B with your key
...
the village of San Donato and the B&B building were a great part of history, the room reminded us of being in an old castle, just lovely.
...
The lady that looks after the B&B speaks only Italian, she is very friendly and and explained everything to us so we made out fine, the owner speaks English but we were in Italy so had to remember that one should expect Italian.
...
We were told that the village is around 1000 years old, enjoyed staying in that kind of historical setting. The village also has agritourismo, snall winery that sells wine. Within walking distance of the B&B 5 minutes is a wonderful restaurant, great Tuscan food, inside and patio eating.
...
Quiet, beautiful rooms, clean, a gresat base in Tuscany from which to drive everyday and see the Tuscany region of Italy.

One must phone ahead to give arrival time to
ensure that greeter is present. This is
stated in the arrival insructions but i
reiterate this.
...
This little hamlet is being renovated and
has charm. Public buses do not run to San
Gimignano except possibly in the high
season. A car is essential for staying in
this B&B. The restuarant that is close by
was unexpectedly closed.
...
A good place as a base for walking the
countryside- one lenghty trail is described
locally. No obvious exterior places to sit
and enjoy the views which are pleasant
enough. House very tastfully decorated.
...
Very pleasant interior; great price; really
only works as a base for trips to other
places except for walking in the immediate
area.

There was nobody there when we arrived and the building was locked. However, we followed the web site instructions provided by telephoning on arrival and a staff member came within 10 min.
...
The stay at Antica Dimora added to our overall enjoyment of the vacation.
...
No problem. However, remember that cash is required as stated in the web site - no credit cards.
...
The web site provided all that was required.
...
A good choice of hotel and a good base for touring this area of Tuscany. We would stay there again.

Very nice place to stay, to recommend to other people.

Breakfast:ev.add fresh food, althoug I know this is not standard in Italian breakfast.

May be a problem if the tourist has no notion at all with the italian language .
...
An authentic , quite place to stay after a bussy day of visiting the nice towns of Toscan and an ideal start for hikingtrips.

I was releived to find it was as good as it was.

I now trust what I see.
...
Didn't expect to have to pay by cash rather than the Credit Card that was provided as a requirement to secure the accommodation.

Now need to transfer funds from New Zealand.
...
Just remember to phone them before you arrive so they can meet you with the keys. So take a phone!
...
Fantastic medieval cluster of buildings 4 killometers from San Giminao an amazing untouched medieval town.

The accommodation is excellent having been renovated recently - the standard is very good and the setting is both authentic and brilliant. Enjoy!

The accomodations were beautiful and the owners were very friendly. However, it was not stated that they do not accept credit card when we booked (even though we booked with one) this led to some inconvenience when it came time to pay.
...
There is no reception so it is imperative to call first (which we did by chance - others staying at the same time were not as fortunate)
...
Very quaint and unique, quiet and peaceful - a great place to stay.

There wasn't anyone there when we arrived, but the voucher told us that and said to call. So we drove back to the town and called from a payphone. They were very prompt and flexible to meet us back there whenever we wanted. We called after dinner and then drove out there. They were very professional and nice. Americans don't have cellphones in europe so the calling thing is a little hard for us.

Overall extremely poor. The building was locked, there was no message suggesting what we should do on arrival and it was chance that we had the telephone number of the owner on arrival. We were obliged to wait 15 minutes for someone to arrive. Fortunately it was not raining but on another day I would have been much more dissatisfied.
...
The heating was not on, there was nowhere to sit comfortably, the building was simply a hostel - NOT A BED AND BREAKFAST - and the 'receptionist' (there was no receptionist in the sense you mean it) left as soon as she had given us the keys. Nobody lived in the building so there was no possibility of obtaining information or other services. The breakfast offered was appallingly bad, simply cheap supermarket food that was more than 24 hours old.
...
It should be mentioned that the building is in a small hamlet, has nobody to offer services in the building, and overlooks a tractor shed.
...
A place to avoid - overpriced and 'service free'.

When I had booked several months earlier I had asked for a baby bath as I was travelling with my baby. When we checked in Roberto showed up with a baby bath. He was very friendly not only to my husband and I but to my baby girl of ninteen months.
...
It was even more wonderful than the photos on the website. I booked there because of the photos on the website. it looked charming. And I was thrilled when we got there
...
It was very smooth. Exactly as quoted on the internet.
...
If someone is coming to stay at the hotel and doesn't have a cell phone, make sure they stop and call 15 minutes before before arriving in San Donato(as stated on the voucher) because the owner must drive there.

I just want to say that your website was given to me by a friend who lives in another province in Canada. I spent a long time looking for exactly the right place and was thrilled and plan to use your website again for futur travel to Europe.
...
It was fantastic. It had charm and it was very quaint. We had a suite. there was a fabulous view from the window looking into a field. There was lot's of room for my baby to play and the fact that the bathroom had just been renovated with nice water pressure was also very nice. The owner Roberto was very pleasant. His sister who lived next door told us if there were any problems not to heitate to ring her door. The little village of San Donato was also amazing and very charming with the beautiful old church and the vineyards and olive trees so close by. I am a photographer and went to Italy because I am working on a calendar. I will be pleased to show my photos of your B&B and your village of San Donato and highly recommend it. If I go back to Tuscany I will stay there again.

Include as answer to number 15 and/or 16:
Antica Diamora is a lovely place to stay, right in the heart of Tuscany. It has a very rustic feeling and has been recently renovated. It is very nicely located close to San Gimignano, but not too close. We woke up to singing birds and our breakfast was served by a very shy Italian girl. All of this made our stay every bit as charming as we had hoped it would be.

...
Antica Dimora is small romantic place to stay near San Gimignano. Very convenient to visit Tuscany. We enjoyed very much our stay in the place
...
I would describe the place as apartment rather than the usual B&B as there is no one permanently in the building. The person in charge comes every day from San Gimignano to check you in/out and at breakfast if you requested this services. In any case, it was a lovely room, with iron posts and very quiet.

San Gimignano is very touristy, however Antica Dimora was about 5 or 10 minutes out of town where it is very peaceful and quiet, would highly recomend Antica Dimora. The only weak thing about our stay was the breakfast was a little lacking, but I susupect average for most of Tuscany.

Absolutely beautiful, unique bed and breakfast. Loved the small town of San Donato, it was like we had our own little village to ourselves. The only thing I did not like was the woman who was at the B&B did not speak any english, when the itinerary said that they would. She was still very helpful though, even though she didn't speak english.

Newly renovated property in a quiet and scenic location ideally situated 4 km from San Gimignano -- even better than staying right in town. The room was tastefully decorated in a simple, elegant style with great attention to detail. The only drawback was thin walls; we could hear our neighbors getting ready in the morning. The staff was friendly and professional.

The only problem about arriving was that we
were not able to get through on a public phone
to the number we were told to call. We had to

medico was kind enough to do this for us.

When we arrived, it was frustrating because there was no one there to greet us and the doors were locked. We didn't know what to do, and so we had to ask the neighbors around for help. They directed us to another house nearby and told us that the lady there could call for someone to come and open our door. After that, we waited and someone came to open our door.
...
Once we checked in, the room was beautiful and very clean. We had a wonderful view of an old church. The rooms were very quite and cool. The place was cute, quaint, and felt like a real home.
...
This was the eaisest part of all.
...
One must call the phone number on the building when they arrive so that someone can come and greet you and open the door. Otherwise, you'll wait and never get in.
...
Other than checking in-which was frustrating, the place was excellent. It was away from busy streets and tourists. The room was clean and beautiful. Parking was not a problem, and the price you paid was totally worth it!

The wall between our bathroom and the bathroom of the neighbouring room was thin and so while in the bathroom we could hear our neighbours in their bathroom.

The owner informed us on the morning of our checkout that the credit card lines weren't working and that we must pay in cash. It wasn't his fault that the lines weren't working and he was very accomodating in arranging to meet us in town after we had withdrawn cash from the bank, but if we had been forewarned we could have been prepared with the cash.

The owner lives 2km away from the property and you have to call before arriving so she can meet you there. We knew this, but forgot to call, and we had to go back to San Gimigniano to call and then back again to the hotel.
...
It's a very nice stay and it's not too far from San Gimigniano. Their quality is good.
...
They didn't take our credit card saying it was a mistake on the website. It was very inconvenient because we had to take cash out of an ATM in San Gimigniano and that involves ATM fees (which made it more expensive). WE STRONGLY URGE THE HOTEL TO BE CLEAR ON WHETHER IT ACCEPTS CREDIT CARDS OR NOT AND WE STRONGLY URGE THEM TO WARN THEIR CUSTOMERS AHEAD OF TIME AND AVOID CONFUSIONS.

It was somewhat difficult to have to telephone the owner to meet us at the property. We do not have a cell phone and naturally the competition next door would not let us use their phone nor would the bar owner down the road.We certainly would have been happy to pay for the call. We had to return to San Gimignamo, buy a 5 euro phone card and use the pay phone.
...
I thought the room was listed with a ceiling fan. It did not have one. The owner could not take a credit card because of computer trouble.

We were welcome politely though we came at midnight because of the traffic jam on a motorway. Unfortunately the person who met us did not speak English.

1. Though the kitchen was part of the appartment, the dishes were extremely poor (no pot, no kettle to make a tea or coffee, no ladle and many others) and equipment could be better (an electric kettle, or microwave oven). If we want to stay and cook for ourselves it would be very difficult and uncomfortable!
2. Good and quite rich breakfast, HOWEVER the juice run out the second day before we came to eat and the reaction of staff was only 'FINITO'. No excuse, no try to add more juice, no interest at all. Missing juice is just uncomfortable but the staff behavior made me really angry!
3. The owner (who we never met) speaks English, the staff not a word. It makes solving any problems or getting any simple information quite complicated and sometimes impossible.

Arriving would have been tricky without a mobile phone as the owners appear not to live on the premises (they are somewhere a short ride away) and the busy 'Fattoria/rooms to let' which surrounds this B&B in the same hamlet was unwilling to be helpful to the guests of a rival.
However, we were asked to call before arriving, and indeed when we did call someone came within 10 minutes to let us in.
The facilities (in this case a room for 2 adults and 2 children) were lovely. It would have been nice to have had a more personal touch - some orientation, for example tips on what to do and where to walk locally. After leaving we discovered on well known walking tour actually starts just outside the property.
...
Location is lovely. Property attractive and well converted and furnished. Had its own access door so we were entirely independent. However this also means no facilities near to deal with small needs eg: drink of water, purchase of soap (none provided) etc...
...
No-one present on the premises so we had to inform them on our arrival of our intended departure time so they could come over to check us out - this happened without any problems. Not sure if breakfast would have been available had we wanted it.
